They say that loft conversions are a great way to add value to your property, but before you go ahead with such a major investment into your home, you need to be sure that you’re doing the right thing. So, let’s take a closer look at the main reasons why a loft extension may be the perfect solution to take your home to the next level.

Loft conversions for extra living space

Extra living space

If you and your family need extra living space, the usual choice is to move up or move out. However, if you like your local area, the children are settled at school and you have no real desire to move away, converting the loft may be the perfect answer to give you another bedroom, a home office or even a media room. What’s more, given the substantial costs involved in moving house, investing that money into a loft extension instead makes good financial sense.

loft extension increase in property value

Increased property value

Loft extensions typically add somewhere in the order of 20% to the value of your property. However, depending on the size and location, complexity of the work and quality of the finish, the uplift can be considerably more. Property developers have long since recognised this virtually guaranteed return on investment, which is why adding a loft conversion is one of their most popular improvements.

Greater energy efficiency

We all know that heat rises, and whether your home is a period property or a modern build, chances are you are losing large amounts of energy through the roof. The heat loss can be up to 25% but will be less if your loft space is properly insulated. Converting your loft into additional living space will give you a great opportunity to incorporate the latest energy saving measures, making sure that your home is as energy efficient as possible.

Loft conversion storage solutions

Better storage solutions

While it may be counterintuitive to want to remove useful attic storage, think about how much better you could organise the space. A loft extension not only gives you an additional room, it can include bespoke storage solutions so you really make the most of all the space available. That way, there’s room for suitcases, Christmas decorations and all those possessions you want to treasure, but in a way that’s easy to store and to access.

Popular Loft Conversion Services We Offer:

At A-SPEC, we have a wealth of construction expertise and 10 years’ experience as a loft conversion expert. We offer the following types of loft extension work:

  • Roof loft conversion
  • Hip to gable conversion
  • Dormer conversion
  • Velux conversion
  • Flat roof conversion

Roof Loft Conversions

If your property has insufficient standing room in the existing loft space, a loft extension that includes a ‘roof lift’ may be able to provide the extra head height. Literally ‘raising the roof’ will require planning permission as the existing roof is removed to enable ridge line and pitch adjustments to be made. This type of loft conversion is recommended for detached houses and where maximising property values is the main objective.

Hip to Gable Loft Conversions

Hip to gable loft conversions aim to enlarge the relatively small existing space in properties with hipped roofs. The ridge line of the hipped roof if extended to create a gable end roof, which will generally require planning permission. The additional roof space can enable a larger rear dormer to be constructed to maximise the interior space. This type of loft extension is most popular in traditional semi-detached houses, chalets and bungalows.

Dormer Loft Conversions

Dormer loft conversions are the most common type of loft extension; the roof is reshaped, and a vertical wall is constructed from the bottom of the sloping roof, with a flat roof to give greater internal height and space. There are many variations but mostly the dormer is located on the side or rear of the roof. French windows can also be fitted for additional light and ventilation. Planning permission is still often required.

Velux Loft Conversions

Commissioning a Velux or roof light conversion means your loft is converted without any of the roof’s original shape having to be altered. Suitable for higher roofs where there is plenty of head room, this type of loft extension doesn’t usually require planning permission. Velux are the leading manufacturers of roof windows, with a wide range of roof window designs and sizes to suit all situations.

Flat Roof Loft Conversions

Flat roof conversions will require planning permission, since the existing pitched roof needs to be adapted to allow vertical windows to brighten the room and increase living space. This type of loft conversion is recommended for properties with insufficient space and where a more traditional loft conversion is impractical or impossible to carry out.
